For a buyer of a home less than twenty-five years old, the cost is $255 for the first 2000 square feet and 10 cents per square foot for all heated space above 2000 square feet . As the home's age increases there are additional charges. Consult your SPEC representative for other property evaluation costs.

The above fees are calculated for heated space. If there is a basement that is not heated space and the square footage is not included in the above calculation the basement area is calculated at an additional rate of $.05 per square foot. 
 
Example:
For a 2200 square foot home built on a crawlspace. 87 years old the inspection costs would be determined by $255 for the first 2000 square feet plus 10 cents per square foot for the next 200 square feet or $275.00 for the size of the home and $100.00 additional charge because the age falls between 75 and 100 years. This would bring the total to $375.00. This pricing scheme is a guideline. Other additional charges may apply for foreclosures, extreme neglect, uninhabitable dwellings, etc.


Due to bank fees and the cost of collections, there will be a $50 fee for returned checks!
